Purchase agreement

The insolvency process administrator of the insolvent AS PNB Banka, registration No 40003072918 (hereinafter – “the Bank”), Vigo Krastiņš, and SIA Eko forums pluss, registration No 40003884083 (hereinafter – “SIA Eko forums pluss”), in cooperation with SIA Latio, registration No 41703000843 (hereinafter – “Latio”), hereby announce the sale in a voluntary competitive bidding of the real estate, owned by SIA Eko forums pluss (hereinafter – the Real Estate).

The Real Estate includes:

1) a and plot of 2,6104 ha, located in 8 k 36 Gardenes street, Riga, (full address: Rīgā, Mārupes ielā 19, Gardenes ielā 8 k-27, Gardenes ielā 8 k-31, Gardenes ielā 8 k-18, Gardenes ielā 8 k-23, Gardenes ielā 8 k-19, Gardenes ielā 8 k-35, Gardenes ielā 8 k-36 , Gardenes ielā 8 k-33, Gardenes ielā 8 k-32, Gardenes ielā 8 k-34), cadastral designation 01000560356, and 18 buildings located thereupon:

Building with cadastral designation 01000560402018;

Building with cadastral designation 01000560402019;

Building with cadastral designation 01000560402021;

In addition, on the land plot are located two buildings with cadastral designations 01000560402003 and 01000560402025 with the status "pre-registered building in the area".

2) Real estate at 19 Mārupes Street, Riga, cadastral No. 01005560012, which consists of a pumping station with an annex with cadastral designation 0100 056 0402 029 and metal tanks.

Along with signing of the Purchase Agreement the Purchaser shall be obliged to sign an agreement on the establishment of the servitude of right of way for the benefit of the real estate with cadastral no. 0100 056 0402  located in Riga, at 8 k 6 Gardenes Street,  0100 056 0402, and registry thereof with the Land Register.

The Real Estate is being sold as an aggregation of property.

The mortgage lender – AS PNB Banka.

The appraised value and starting price of the Real Estate – EUR 1 085 000,00.

The competitive bidding price is exempt from the value added tax.

All persons willing to participate in the competitive bidding should complete the following:

- by 29 November 2024, 05:00 PM, attend an on-site identification at the Bank’s office, submit the application form filled out in compliance with the Regulations, as well as all other documents indicated therein;

- by 29 November 2024, 11:59 PM, transfer to the SIA “Eko forums pluss” account No LV70MULT1010A62280010 with AS “Industra Bank”  the participation fee of EUR 121,00, incl. VAT, and the deposit of EUR 108 500,00, which is 10% of the starting price. The Deposit not applicable if the applicant is a 100% state or municipally owned company.

The application for participation in the competitive bidding and the documents attached thereto shall be submitted at the Bank’s office in Riga, 21 E. Birznieka Upīša Street (Latvian: E. Birznieka Upīša iela 21), on business days from 09:00 AM to 05:00 PM, or sent via e-mail to izsoles@pnbbanka.eu in the form of an electronic document duly signed with a secure electronic signature and containing a time stamp.
